In the main part of the building there will be a storage centre. The Storage centre will pay rent to use the building space for business operations. This will generate additional income for the development. Anyone will be able to rent the storage rooms. This is a highly profitable industry with a growing demand for this type of service. Nationally the industry grew by 17
% in 2020 with a turnover of £540 which shows that by pursuing this business type for the development significant income would be generated. This would also create further employment opportunities for the local community with jobs that would be easily accessible.

Minimum Income Calculations
For the floorspace available if a minimum of 100 50sq ft units were let out for a year a minimum annual income would work out at £165,300. This does not include VAT or insurance. This shows that this business has potential and would help fund the redevelopment of the site.
